Dundee - An Original American Small Town A new generation is discovering the benefits of small-town America. Once thought of as too provincial for younger urbanites, small towns such as Dundee are coming into vogue. After growing up in remote, unconnected suburbs, many young adults are seeking to live where there is a sense of community, where neighbors actually know one another, where shopping and dining out is a short walk away and life can be enjoyed at a more leisurely pace. The trend is called New Urbanism but the charm and attraction is nothing new to the people that grew up and live in Dundee and similar towns as these are the qualities that have provided the lifeblood for these communities for decades. Established in 1823, Dundee is in a boom phase, with the population likely to grow double in the next few years, to over 7,000 residents from 3,500 today. To meet the demands of this rapidly growing area, Bruce Building Company is building Arbor Chase, a new home community of 500+ single family homes on the village’s near north side, just west of Dundee-Azalia Road and south of Alliance Drive. Ranging from 1,550 to 2,000 sq. ft, these two- to four-bedroom homes are priced from the upper-$100s, addressing the housing needs of the new residents, as well as current residents that desire a new, more maintenance-free home. Dundee is thriving with development. Anchored by a healthy central historic district of Italianate buildings and riverfront; the eastern edge surging with growth since the opening of Cabela’s in 2000; and a world-class industrial park on the north side, including the new Global Engine Plant. These employment opportunities are attracting new residents, people who want to live close to where they are working. Others are attracted to the area for its high quality of living and exceptional value compared to Ann Arbor and Toledo, which are only about 30 minutes away. To accommodate the influx of new residents, the village has upgraded its core infrastructure including a new high school (to add to the already highly-acclaimed Blue Ribbon elementary school) and a new water supply and sewage disposal systems. With these improvements in place, the stage was set for Arbor Chase. Located on Dundee’s near north side, the 220 acre community will eventually be comprised of over 500 single-family homes, increasing the number of homes in Dundee by 36%. Arbor Chase is the largest new home community in Dundee and is strategically located within walking distance of downtown, Dundee schools and the Global Engine Facility. The former farmland will feature homes set along gently curving streets with tree-lined sidewalks. Over 30% of the land - 58 acres - is set aside for parks, open space and decorative ponds. Arbor Chase will offer homes of unique quality and value to Dundee. To be built in three phases, the first offering of homes will include ranch, split-level and two-story homes with full basements and attached garages. Initially, Bruce Building Company is building five unique plans with a variety of options so homeowners may personalize their homes to meet their lifestyle needs. Bruce Building Company has an aggressive and innovative program to welcome local Realtors® to Arbor Chase, including early payment of commission along with generous commission schedules for multiple sales. Realtors are encouraged to enroll in our VIP Realtor Program. The Arbor Chase decorated model and sales office is open daily noon to 5 p.m., closed Wednesday and Thursday. |
